Fast-track Sealed Bids
When Republic Security Bank decided to market
its property for redevelopment and lease back of a banking center,
Reichel recommended a negotiated sealed bid process which created
seven (7) qualified buyers within four (4) months of the listing
date and a cash closing at full asking price which was thirty six
percent (36%) over the seller's own in-house estimate of value.

that significantly boosted five different property owners' values.
Handling zoning and annexation issues, Reichel created a site suitable
for sale to an institutional apartment builders group.
Lake Worth got its first new major downtown
building in years and property owners got higher returns - as Reichel
assembled three properties and handled zoning issues for a site
that is now home to a new, freestanding Eckerd drug store.
Environmental Issues
When faced with the complex challenge of
a property burdened with environmental liability issues, Reichel
successfully negotiated the federal and state Environmental Protection
Agency settlement that paved the way for the sale of the 80,000
square foot former manufacturing facility.

When a 76,000 square foot retail center went
into foreclosure, Reichel Realty was called on and engineered the
property's turn-around. It handled re-leasing, major construction
rehab and remediation of asbestos and dry cleaning contamination.
A sale was later negotiated for the note and mortgage for its institutional
owner.
Negotiated lease buy-out
Reichel's creative strategies helped Home
Depot, a major national retailer; negotiate the buy-out of a long-term
lease at a vacated shopping center.
Tax Free Exchange of Properties
Reichel Realty utilizes its long history
of experience to benefit owners. For an out-of-state investor, tax-free
exchange was the route to purchasing an 83,000 square foot office/warehouse
project. In another tax-free exchange, Reichel exclusively represented
an institutional investment group with management, lease-up, rehab
and sale of a 130,000 square ft. mixed-use office/warehouse, retail
and mini-storage facility.
Managed Workouts
For out-of-state institutional investors,
Reichel handled the management, rehab and lease-up of a 232-pad
R.V. Park in Ft. Lauderdale, taking it from a distressed project
into a viable successful income property that was then sold by Reichel
at full asking price.
